As President and Chief Executive Officer of Madison, Joseph
Mullen is responsible for the acquisition, investment management
and operations of the company’s national portfolio. Joseph was
instrumental in the formation of Madison on behalf of BPG
Properties, Ltd. and was named the firm’s president at its
inception in 2001.
Prior to forming Madison, Joseph was responsible for the
acquisition, investment management and operations for commercial
office and multifamily properties for BPG from 1988 to 2001.
Previously, he was an accountant with Mathieson, Aiken &
Company. He is a Certified Public Accountant and a licensed real
estate salesperson in Pennsylvania. Currently, he serves on
the Board of Trustees at Malvern Preparatory School and is the
Chairman of the Board of the National Kidney Foundation of
Delaware Valley.
He holds a Bachelor of Science degree in Accounting from DeSales
University.
As Chief Operating Officer of Madison, Dean Holmes is
responsible for the management and operations of the company’s
national portfolio.
Dean has over 23 years of experience in the multifamily industry.
Prior to joining Madison, he served as Division Vice President from
2001 to 2011 for Berkshire Property Advisors, where he oversaw over
16,000 units in multiple markets across the Eastern United States.
Prior to that, Dean spent six years with Realty Management
Services, Inc. in Bethesda, Maryland, where he was Vice President
of Management for the firm’s 14,000 unit portfolio.
Dean holds a Bachelor of Science degree and a Master’s of Science
degree from the University of Maryland and is a veteran of the US
Air Force. He is a Certified Property Manager candidate with the
Institute of Real Estate Management (IREM). Dean is a frequent
industry speaker and a member of numerous trade associations
including the Maryland Multi-Housing Association, National Multi
Housing Council and the Property Management Association of
Washington, DC.
As Vice President of Acquisitions for Madison, Steve Pogarsky is
responsible for overseeing all of the multifamily acquisitions made
nationwide on behalf of the company’s investment partnerships and
funds. Since joining Madison in 2002, he has directed the
acquisition of more than 95 communities, totaling 23,000 units,
valued at $1.7 billion.
Steve is a real estate industry veteran with over 19 years of
experience. He is an active member of the Equity Investment
Subcommittee of the National Multi Housing Council (NMHC) and the
Samuel Zell and Robert Lurie Real Estate Center. He holds a
Bachelor of Science degree in Civil Engineering from Princeton
University and a Masters of Business Administration from the
Wharton School of the University of Pennsylvania.
As Vice President of Acquisitions and Dispositions for Madison,
Greg Curci is responsible for identifying and evaluating
multifamily acquisitions and development sites nationwide on behalf
of the company’s investment partnerships and funds. He is also
responsible for overseeing dispositions and refinancing for
Madison. Since joining the company in 2003, he has participated in
over $1 billion of real estate transactions across multiple
property types including office, retail, multifamily and
residential.
Greg is a real estate industry veteran with 10 years of experience.
Prior to joining Madison, Greg was a Vice President at Mizuho
Capital Markets Group in New York City, where he worked as a
foreign currency trader. He is a member of the Board of Directors
of the East Falls Development Corporation and serves of the Chair
of its Real Estate Committee. Greg holds a Bachelor of Arts degree
in Japanese Language and International Economics from Connecticut
College and a Masters of Business Administration from Pennsylvania
State University.
As Human Resources Manager of Madison, Megan Hall provides human
resources support and leadership for the company’s growing national
multifamily portfolio. She actively partners with senior management
to ensure that the company’s strategic human resource goals,
policies, training, communication, compensation, succession plans
and programs are aligned with the Madison’s overriding mission and
values.
Megan has over eight years of experience in recruitment, retention
and human resources management. Most recently, she served as a
consultant for talent recruitment at Comcast. She also has served
as the Human Resources Manager for Greatwide Logistics and was a
Human Resources Coordinator at Morgan, Lewis & Bockius.
Megan holds a Bachelor of Science in Liberal and Professional
Studies from St. Joseph’s University and is a veteran of the United
States Army.
As Vice President of Interactive Marketing for Madison,
Stephanie is responsible for establishing and managing the online
marketing strategies and initiatives for the company and its
national portfolio. She is also responsible for overseeing
and implementing the integration of third party systems with
company’s management and operations software packages.
Stephanie has 15 years of experience in the real estate
industry. Prior to joining Madison, she served as a Vice
President of Equus Capital Parnters, Ltd., Madison’s parent
company. In this role, she oversaw the branding of the
company and established brand identities for new commercial
developments and redevelopments. She has been responsible for the
development, launch and maintenance of numerous websites and
proprietary software programs for both the company and its
commercial portfolio.
Stephanie holds a Bachelor of Arts degree from Washington
College.
As National Training Director, Kelly Rowley is responsible for
leading Madison's training program, including curriculum
development and oversight of the firm's divisional training staff,
audit/compliance coordinator and support desk.
Kelly has more than 25 years of experience in the multi-family
industry. Prior to joining Madison, Kelly held multiple leadership
roles in both property operations and learning and development at
Post Properties, Inc. While at Post, Kelly played an integral role
in developing and delivering best-in-class learning curriculum, and
in her most recent role, she oversaw the property management
development curriculum, executed an annual manager’s conference,
led the manager’s council, managed the company rewards and
recognition program, and facilitated learning programs for
corporate employees.
Kelly holds a Bachelor of Arts in Psychology from Auburn University and is a member of the Atlanta Apartment Association. She has participated in several committees throughout the years including Membership and the Can Can Ball.
As Divisional Vice President, Anne-Marie Niklaus is responsible
for the operations of Madison’s Northern multi-family portfolio,
consisting of over 9,000 units.
Anne-Marie has more than 22 years of experience in the multi-family
industry. Prior to joining Madison in 2001, Anne-Marie was a
Regional for AIMCO for six years. She began her career in property
management with Summit Management in 1989.
She holds an Accredited Resident Manager (ARM) and Certified
Property Manager (CPM) designations and is actively involved in the
Institute of Real Estate Management (IREM). Anne-Marie has served
on the IREM Executive Committee for Delaware Valley Chapter 3 as
President, Vice President and Secretary/Treasurer and is currently
serving as the Vice President of Education. In 2000 she was the
IREM Chapter No. 3’s CPM Candidate of the Year and in 2004 was the
CPM of the Year. Currently, she is serving on several National
Committees including the 2011 Vice Chair of Chapter Leadership,
2012 Chair of the Chapter Leadership and is a board member for the
Apartment Association of Central Pennsylvania.
As Divisional Vice President, Scott Gilpatrick is responsible
for the operations of Madison’s Southern multi-family portfolio,
consisting of nearly 8,500 units.
Scott has over 24 years of experience in the multifamily industry.
Prior to joining Madison, he served as Regional Vice President,
Southeast for Berkshire Property Advisors, LLC. In this role, he
was responsible for all aspects of portfolio management for 28
apartment communities, totaling 7,000 apartment homes, in Virginia,
North Carolina, South Carolina and Georgia.
He holds a Bachelor of Arts degree from St. Thomas University.
Currently, Scott serves as President of Lorings Square HOA. He is
also a member of the Atlanta Apartment Association, the National
Apartment Association (NAA), the Georgia Apartment Association, the
Florida Apartment Association, Birmingham Apartment Association,
Pensacola Apartment Association, the Greater Orlando Apartment
Association, the TriCity Apartment Association and the Southeast
Florida Apartment Association.
